This Port Angeles home has one of the most stunning panoramic water views of the entire Olympic Peninsula. Sequim John Wayne Marina Home Sold

This home overlooks the John Wayne Marina and Sequim Bay.  Now that’s a great location, and these buyers thought so too.  I represented the buyers as their exclusive buyer’s agent.  The home has several acres and is a big home all on one level.  It has 3 bedrooms and 3 baths, hard wood floors, a huge barn, and two more bedrooms in a detached guest house.  The listing price was $398,500, and it sold for $350,000 on a private contract.  That’s unusual.  Not many sellers can sell on a private contract these days since the home must be free and clear.

This Sequim home is a nice custom home on one level with two bedrooms and a den, with lots of natural light with large windows, and a large open field of three acres.  The garage floor is so clean, you could eat off it.   But there is also a large RV garage plus a garage with a large open finished room above the garage.  It’s one room now, but it could be an ADU (accessory dwelling unit or guest house).

Sequim Mains Farm Home Sold

This 1973 two bedroom single level home sold for the low price of $151,500, which is almost unheard of in the Sequim real estate market.  Some of the home was dated, including the dark wood paneling on the walls and the old brightly colored carpet, but it is in very good condition.  The buyers are wise in that they bought a home they could easily afford and they will never have to worry about their retirement finances with a mortgage payment of only $200 per month.

Sequim Home on Acreage Just Sold

This is a 1977 Sequim home on several beautiful acres in a fairly private area within a short walking distance on a trail to the Dungeness River.  The kitchen was remodeled by an architect and customized to be reborn again.

Sequim Horse Ranch Sold

This Sequim horse ranch was on the market for a couple of years before it sold, and during that time, it had a few lookers, but no serious buyers.  Suddenly, buyers who wanted a 10-acre horse property started showing up in Sequim from around the country, and this property became very popular.  As they say, “Timing is everything,” and “When it rains, it pours.”

This is a beautiful 10 acre parcel in the mountains and it’s adjacent to thousands of acres of DNR (Dept. of Natural Resources) with horse trails all over the mountains.  The house is a 1970s house, but it was remodeled extensively and is in perfect condition.  The 10 acres was actually subdivided, which meant that the second five acres could be built on and sold separately.

In this case, the buyers had parents who wanted to build a home on the second five acres.  With horses for their children, this was the perfect property for this family.  The home sold for $345,000, a bargain by any standard and in any market.

Sequim Land Just Sold

There are 465 Sequim lots for sale, ranging in price from $28,000 to $995,000 (not counting a few subdivisions for sale) with an average price of $142,587 and a median price of $129,000. The average listing time known as DOM (days on market) is 427 with the longest one being 1,631.

When I narrow the search parameters down to vacant lots with salt water views, we only get 17 Sequim lots. It’s hard to believe we only have 17, isn’t it? Perhaps some listing agents have neglected to check the box for “salt water.” While that may be true for a couple of listings, it still is amazing we only have less than two dozen salt water view Sequim lots for sale. The average price of a salt water view lot is $379,105, and the median price is $359,000.

So when I tell you the lot in this photo just sold for $100,000, you might wish you had purchased it if you are looking for a water view lot. Some of my clients who are looking for this kind of water view want a larger parcel with more acreage. This lot is a small lot in a nice development. It is 129 feet x 132 feet. Still, this same lot and surrounding lots sold for as much as $250,000 or more when the market was at its peak.

Just sold among Sequim homes for sale is this beautiful three bedroom, 2.5 bath home with 3,000 square feet, a double car garage, a heat pump, a view of farm fields and the Olympic Mountains.  I represented the buyers as a Sequim Buyer’s Agent, and we negotiated a price at mutual acceptance of $320,000.  This home was on the market for almost three years and started at a listing price of over $450,000.

Sequim Home Just Sold on Finn Hall Road

I’m pleased to announce the sale of another home on Finn Hall Road, and again I acted as a Sequim Buyer’s Agent for a wonderful retired couple.  This new manufactured 3 bedroom, 2 bath home is built better than many stick built homes, and sits on a beautiful 1.25 acre lot.  The front lawn is a deep green, and it should be since this property is on the Agnew Irrigation system with all the water this grass can drink.  And believe it or not, there is a small water view from the north side of the house from the dining room window and the kitchen window.  There’s also a huge garage and shop out back.  At $248,000, this was an incredible price.

This home is actually in Port Ludlow, and I represented the buyer’s as their Sequim Buyer’s Agent.  Yes, they intended to buy a home in Sequim, and we did a great deal of searching in Sequim, but they just did not see the ideal retirement home for these Massachusetts retirees.  This home is a beautiful 2 story with the third bedroom and bathroom upstairs with a recreation area or sitting or T.V. area upstairs also.  There is a deck on the back of the house, and a gorgeous water view of the bay.  This home sold for $350,000, which frankly was a steal even in this market.

Sequim Land Just Sold: Dungeness Greens Way

A couple from Arizona purchased this perfect lot in Sequim within walking distance of the spit and the beaches to the Lighthouse.  It’s a one acre lot elevated above a valley of tall grass and to the south a beautiful view of the Olympic Mountains.  This lot was on the market for 275 days and listed at $136,000.  It sold for $100,000, and Chuck Marunde was the Buyer’s Agent.  In this photo, the buyers Sequim custom home is already being built by Rick Anderson of Anderson Homes.
